Garage door repair in Hoffman Estates

The oldest attached garages in Hoffman Estates are now seventy years old. The doors have usually been replaced two or three times. The framing they hang on has not.

What the garages in Hoffman Estates are actually like

Hoffman Estates started in 1954, when Sam and Jack Hoffman bought a 160-acre farm and began building for veterans and young families. The first residents moved into Parcel A — east of Roselle Road between Golf and Higgins — in late 1955, onto half-acre lots, in houses that sold for $14,500.

Those first homes were single-storey and split-level, with low-pitched roofs, wide fronts and attached garages. Parcels B and C followed, and the building did not really stop until the 1990s.

The practical upshot is a town with an unusually wide spread of garage ages on the same street pattern — a mid-1950s attached single beside a 1990s three-car, both wanting different hardware.

What that means

What it means for your door

The header is older than the door
On a 1955 attached garage the door has almost certainly been replaced, often more than once, but the wood header, jambs and track anchors are frequently original. Before hanging a heavier insulated door, that framing is the thing to look at — it is what everything else is bolted to.
Half-acre lots, long driveways
Access is easy here, which keeps a service call simple. It also means the door is visible from the street, so panel damage is a cosmetic problem as well as a mechanical one. Individual sections can often be replaced without replacing the whole door.
Low-pitched roofs mean low headroom
Some of the original houses have very little space between the top of the opening and the ceiling. That constrains which opener and which track radius will fit, and it is the sort of thing worth measuring before ordering rather than after.
