What the garages in Schaumburg are actually like
Schaumburg was farmland until 1959, when Alfred Campanelli began Weathersfield — the village's first large subdivision, built out over more than twenty phases across two decades. It ended up accounting for roughly a fifth of the village's housing stock, and it was almost entirely ranch homes built on hot-water-heated concrete slabs rather than over basements.
A second wave of larger colonials and split-levels followed in the 1980s and 1990s, mostly east of Roselle Road and out toward Woodfield. Those brought wider openings and, increasingly, three-car garages.
So a Schaumburg service call is usually one of two jobs: a sixty-year-old slab-on-grade ranch garage with an eight-foot opening, or a 1990s three-car with a heavier insulated door and a bedroom over part of it.

What it means for your door
- Slab-on-grade floors move
- A slab poured directly on grade rises and settles with frost. When it does, the door no longer meets the floor evenly and the bottom seal stops sealing. People replace the seal, it fails again, and the actual problem is that the door is out of level. We check the door is square before selling a seal that will not fix it.
- Original openings are eight feet
- The Weathersfield-era ranches were built for one car and one eight-foot door. Plenty have since been widened, and a widened opening means a header that was modified — worth looking at before hanging a heavier insulated door on it.
- Bedrooms over the garage
- Common in the later colonials. That is where a belt drive or a wall-mounted jackshaft opener stops being an upgrade and starts being the point, and where an insulated door earns its cost twice over.
